Our subdivision design process includes investigations into ground profile, slope stability, liquefaction potential, ‘cut & fill’ volume analysis, and strategic positioning of retaining walls (eg. on boundaries).
TECL’s Civil Engineering team provides professional as-built documentation, design and construction monitoring services for subdivision roading, and three-waters design.
Our Clients get the advantage of our extensive experience converting virgin land into property developments. Tiaki will suggest project efficiencies and risk mitigation measures as appropriate. A simple example that mitigates project complexity is breaking a subdivision project into stages with defined outcomes and deadlines. The prioritisation of the development of areas near existing site entries is another, and this allows infrastructure to ‘grow’ naturally and facilitate subsequent access to more remote lots.
Tiaki Engineering Consultants have existing relationships with local council-accredited peers for situations where peer review is required, and we maintain consultant contacts with geo-environmental and land contamination specialists. While our expertise isn’t focused on planning as such, we are able to collate and submit subdivision consent applications and respond to council RFIs that require our advice or design input.
Notable Project: Gate Pa Development Feasibility Study
This subdivisional assessment & geotechnical report involved site testing and an intensification feasibility study.
An existing residential lot in the suburb of Gate Pa, Tauranga, was being considered for redevelopment into six titles. TECL was contracted to investigate the viability of the proposed plan from a geotechnical point of view. Following favourable outcomes and conclusions by our team, the Client requested that the project be expanded; engaging our Civil Engineers to prepare detailed potable water, stormwater, and sewerage designs (three-waters).
Land Assessment Services
TECL utilises our in-house geological expertise to undertake liquefaction and stability assessments on risk-prone sites. This data informs the initial earthworks design stages, where we ascertain the feasibility of target levels compared to virgin site constraints.
Our subdivisional land assessment services include site measurements, modeling, feasibility reporting, and design recommendations. Tiaki has in-house geotechnical and civil engineering expertise, but we also work with other external specialists in cadastrial surveying, civil engineering, peer review, and specialist design as required.
